NOVATIONS CLAUSE (REAL ESTATE STRATEGY DISCLOSURE)
Envalore Homes may use Novation Agreements as part of real estate transactions.
What is Novation? It allows substitution of an existing contract with a new one directly between the seller and a retail buyer.
How it works: We assist in listing the property on the MLS and coordinating with a retail buyer, but sellers remain the legal owners until closing.
Compensation: Our profit comes from the difference between the seller’s agreed price and the retail buyer’s purchase price.
Transparency: Sellers are informed that final proceeds may vary based on buyer offers, lender requirements, inspections, and market conditions.
Novations may not fit all situations (e.g., distressed properties needing significant repairs). Sellers are encouraged to consult legal counsel before entering any agreement.
